Who we are
Our Design-Technical-Construction company was founded by the Graduates of Civil Engineering T.E. Karefyllakis Nikiforos and Mavrogenis Dimitrios and is based in Kastelli of the Municipality of Kissamos in the Prefecture of Chania.
As a company, we have a duty to respond to the needs and requirements of any kind of work that is within our scientific field.
With respect to our clients and to our science, we emphasize the correct handling of the tasks presented to us, treating them as new challenges.
With the most modern measuring tools, we undertake the surveying of land plots, plots of land, any kind of building, as well as the surveying of large areas, using drones.
With associates of all specialties, (Architectural Engineers, Dipl. Civil Engineers, Mechanical Engineers, Energy Inspectors, Decorators), we have the ability to prepare any kind of study.
Our experienced construction crews, under our guidance, implement the construction of new buildings and renovations of older ones, with attention to detail.

Project studies - Building permit
What is it?
Behind every large or small project, there is a building permit that accompanies it, which consists of studies that are followed faithfully during its construction, so that the project is implemented correctly and based on these plans.
What does a building permit include?
Topographical diagram, architectural drawings, 3D drawings, structural studies, electromechanical drawings and electromechanical studies, technical reports, etc., as well as various necessary approvals, depending on the type of project and the location where it is to be built. (forestry department control, antiquities tax control, etc.)

Legalizations - Arbitrary regulations
What is it?
The work in which a property is subject to the provisions of Law 4495/2017 on arbitrary constructions.
What is the procedure?
In consultation with you, we collect all the necessary data concerning your property. (Building Permit -if available-, title deeds etc.) and we check them. Then, an autopsy is carried out on the property and its measurement with specialized measuring machines. Upon completion of the survey plans and, depending on the case, some additional necessary documents, we inform you of the amount of the deposit and the fine.
Why should I regulate/legalize my home?
Before the issuance of any building permit on a plot of land where there are already existing buildings, it is necessary that these buildings are legal (without arbitrariness). In case they are not, they are required to be included in the provisions of Law 4495/2017, in order to be regulated/legalized.
According to the current legislative and urban planning provisions, in notarial deeds of purchase and sale of real estate, an engineer's certificate is required, i.e. that the building(s) on the plot is/are completely legal (without arbitrary constructions).

Energy certificates
What is it?
It is the certification of the energy efficiency of the building and its classification in an energy class category by a specialised energy inspector.
What is the procedure?
A certified Energy Inspector of our company, by appointment, comes to your place for the necessary measurements. Then issues the Energy Performance Certificate (EPC).
Where is the Energy Certificate required?
Α. On new building permits/new construction.
Β. On transfers of buildings/apartments.
Γ. Renting buildings/apartments.
How long is the Energy Performance Certificate valid?
According to the current legislation, an energy certificate is valid for ten (10) years, if during this period no modification is made that affects the energy performance of the building/partition, for which the Energy Performance Certificate has been issued (e.g. change of frames, installation of thermal insulation, change in the heating/cooling system, etc.)

What is it?
The topographic diagram includes the exact and detailed survey of the land plot/plot, the building conditions that apply to the location where it is located, its integrity and buildability, as well as much more information that is necessary to be included in accordance with the applicable legislative and urban planning provisions.
Where do I need the topographical diagram?
A topographical diagram is necessary for:
Notarial acts of transfer of immovable property

Electronic Building Identity
What is it?
It is the file where the data of the buildings/apartments are registered on a single electronic platform.
What does the Electronic Building Identity include?
It includes the description of the plot/land, the building permit of the building - if there is one - and any updates to it, the title deeds, the deeds of incorporation (if any), the floor plans, the energy efficiency certificate, the declarations of inclusion in the laws regulating arbitrary buildings, the structural vulnerability of the arbitrary building, the millimetre table, the property's CAC, the number of buildings, the number of floors and whether there is a protection status for the area.
Where is the Electronic Building Identity needed?
In any new building permit and approval of small-scale works which changes the urban dimensions, after 01/02/2021.

In any transfer of real estate during your lifetime. (whether it contains buildings or is undeveloped)
